- Central Sochi
- Pedestrian Navaginskaya Street, the sea terminal, the market and Riviera Park across the Sochi river. Errands are done on foot and the beach is ten minutes away. Kurortny Prospekt carries all the through traffic along the coast.
- Mamayka
- A northern residential area with newer buildings close to the sea. The railway runs between the houses and the beach, and you reach the water through a handful of underpasses.
- Donskaya and Makarenko
- Housing estates on the hills above the center, with schools, a clinic and shops of their own and lower rents. Getting down to the sea means a bus on a winding road or a long descent on foot, and the same climb back.
- Adler
- A separate center next to the airport, flatter and calmer, with its own market and promenade. The Olympic Park further south belongs to Sirius, a separate federal territory.
The city runs along the coast for tens of kilometers and starts to climb a few streets back from the water, so the map distance to the beach says little.
Is Sochi a good place to live all year? The climate is the mildest in Russia and the sea is there in every season. Winter is wet, half the seafront cafes close, and in summer Kurortny Prospekt is jammed. What stays open for residents near your address matters more than what the resort offers in July.
A beach within a walk adds to the parks category of the score, and the walk is measured along the route. A building two hundred meters from the water behind the railway, with no underpass nearby, gets less than one half a kilometer away on a straight street. Slopes are priced into the minutes, more heavily in the family and older-person profiles.
Central Sochi and Adler are about half an hour apart by Lastochka train. If you work in one and live in the other, add the workplace to the report and see which stop serves it.
