Four barrios in numbers: Belgrano 91.6, Recoleta 87.4, Palermo 83.8, Caballito 82.9. What the avenues' noise and the Subte lines decide.

Four barrios and one centre

Palermo, Recoleta, Belgrano and Caballito are where most searches for a home in Buenos Aires begin. We took one address in each and added a fifth for comparison, Avenida de Mayo 825 in Monserrat, the very centre. The addresses: Juramento 2291 (Belgrano), Junín 1760 (Recoleta), Avenida Santa Fe 3951 (Palermo), Av. Rivadavia 4800 (Caballito).

Nearly the whole table is green. Public transport scores 99 to 100 at all four, daily needs 90 to 99, cafes and culture 91 to 100. By the list of places these barrios are almost equal. Three things set them apart: noise, green space and the distance to the centre.

Belgrano: 91.6 and not a point lost to noise

Juramento 2291 stands near Avenida Cabildo, under which line D runs. Daily needs 99, transport 100, education 97, pets 99. The noise penalty is zero, the air penalty 0.93. The noise figure is for the spot the building stands on: inside a flat it depends on which way the windows face and on the glazing, and a flat on the courtyard side can be much quieter.

It is the only Argentine address in our ratings in the band "Everything on foot". There is one weak spot, parks and sport at 75: large green space is further from here than in Palermo or Caballito.

A second weakness barely enters the score. Monserrat is 10.5 kilometres and 47 minutes away by bike. Cycle paths exist, and 87% of the route runs on them, but the distance is still long. For a daily trip downtown this is a Subte address, not a cycling one.

Recoleta: 87.4 and five points to noise

Junín 1760: dense old blocks beside the Recoleta cemetery. The categories earned 93.4, more than in Belgrano. Parks and sport 93, street network 96, health 92. The barrio has many clinics and private doctors, and lines D and H are close.

Noise takes 5.1 points, which leaves 87.4. Remote work is weaker than at the neighbours: 42 against 64 to 76. The centre is 12 minutes away by bike, the best of the four.

Palermo: 83.8

Avenida Santa Fe 3951 is by the Botanical Garden and Plaza Italia. Cafes and culture 100, transport 100, daily needs 96, education 95. Palermo is the largest barrio of the city, and this address stands for its busy part. In Palermo Chico, by the parks, it is quieter, with few shops and line D a long way off.

Bikes and shared cars score 34 and pets 58, lower than at the other three. On 2 October the router returned no cycling route from this point to the centre, so our table has no minutes for Palermo.

Caballito: 82.9 after 91.5

This is the most telling address. Av. Rivadavia 4800 is the geographic centre of the city, with line A under the avenue and the parks Rivadavia and Centenario nearby. Education 99, parks and sport 95, transport 100. The categories earned 91.5: by the list of places this is the band "Everything on foot".

The avenue takes 7.7 points for noise and another 0.93 for air. The score is 82.9. A block away from Rivadavia the same list of places would give about 90. A family barrio with the best schools of the four loses because of one street.

Palermo vs Recoleta

The question expats ask most has a short answer in these two addresses. By categories Recoleta is ahead where a household feels it: parks and sport 93 against 84, pets 78 against 58, street network 96 against 91. Palermo is ahead on cafes and culture, 100 against 91, and on remote work, 72 against 42.

So the split follows how you spend the day. Someone who works from a laptop and eats out lands in Palermo. Someone with a dog and a doctor to see lands in Recoleta, and should look for a flat on a cross street: Junín itself costs 5.1 points in noise.

The centre for comparison: Avenida de Mayo 825

In Monserrat, at the address of Café Tortoni, the score is 81.5. The categories earned 89.1 and the penalties took 7.6. Five Subte lines are within a walk, the entrance to Piedras station is 27 metres away, and 83 bus routes pass. Daily needs 99.6, cafes and culture 100.

The centre loses on health, 63.9: the nearest doctor is 891 metres and 11.7 minutes away, half a minute of that waiting at crossings. Pets score 20.7. Then the noise: the avenue is 15 metres off and costs 6.68 points. The centre suits daytime and a life without a family. The four residential barrios give more with the same transport.

What settles the choice

First, the avenue or the street beside it. Blocks in Buenos Aires are short, a little over a hundred metres, and a step away from Rivadavia, Santa Fe or Cabildo hardly changes the minutes to the Subte, but the noise penalty goes. Look for a building on a cross street.

Second, green space. Recoleta and Caballito score 93 and 95 on parks, Palermo 84, Belgrano 75. If you need a park daily, read that category by itself and tick the park as essential in the weights panel.

Third, the way downtown. By Subte all four are equal: transport 99 to 100. By bike Recoleta is 12 minutes out, Caballito 27, Belgrano 47.

Fourth, what is counted and what is not. Safety is not in the score. No open data on it is comparable between cities, and the report names no safe or unsafe barrios. That is a question for people who live there.

What life costs

One official figure covers the whole region: INDEC's basic basket per adult in Greater Buenos Aires came to 423,531.8 pesos a month in December 2025. We publish no rents by barrio. What can be compared is what you would have to buy on top: an address with transport at 100 and daily needs at 99 needs no car in any of the four barrios.
